Most properties on the market are listed above their fair market value. Depending on how far above fair market value will have a direct correlation on the amount of interest for the property. The higher above fair market value the property is priced, the less interest or demand for that property.

Working together, we will set the selling price slightly below market value and then let the market bid the property to fair market value. When a property is listed below fair market value the demand can be incredible - often creating a multiple offer situation!

To further maximize buyer demand, Sold on Sunday will initiate a 7-day marketing blitz - capped off by a two-day open house on Saturday and Sunday. After the open house, we then request for all buyers to have their best offer submitted to us by 5:00 PM Monday. Once all offers have been received, we then begin negotiating those offers to maximize the properties sales price.

With our 7 Day Sale, we offer a 2% co-broke fee to buyer's agents and Sold on Sunday's fee is just 1%, so the cost to you is 3%. If the buyer does not have an agent then our fee is only 2%.
